Another great addition to the already-thriving condominium scene in the KLCC area is K Residence, a 50-storey residential condominium located on Jalan Ampang, Kuala Lumpur, just right across the Petronas Twin Towers.

K Residence is considered to be one of the more upmarket condominiums in the KLCC area (breaching the “magical” RM1,000 psf mark)… belonging in the same the league of Stonor Park and Panorama but just right beneath that of OneKL and St Mary Residences. Its towering height stands tall above neighbouring condominiums. Its posh exteriors are enclosed with big glass windows, adding a touch of luxury to the KLCC skyline. Very, very classy.

K Residence Prices… And More

It’s always about choices—and big ones, in K Residence’s case. Units come in sizes ranging from 1,405 square feet to 10, 650 square feet. The condominium’s 188 residential units consist of a 2 bedroom, a 3 bedroom, and duplex and triplex penthouses.

Like its spaces, the prices for its units are equally big. A square feet per unit were priced between RM1,300 to RM2,000 during 2011-12 —quite an increase from its launch price of RM 700 in 2008, but this has gone down to barely touching the RM1,000 PSF point in the recent months. Units are priced between RM1 mil to RM10 million. Not for the skimpy.

UPDATE: As Avenue K is going through a major revamp, it seems that the asking prices for K Residence have been tapered downwards a little (see comments below) – this may be closer to the fair market value than the previous RM1,500 PSF levels. Style and Design

KL Landmark Development is the condominium’s premier developer, and its building design and architecture is created by DCM Studios. The developer has also backed up a few successful property projects, including a modern shopping mall, and a service apartment complex.

  1. I must say that of all the properties I have seen around KLCC, this one surprises me the most. Even as recent as late 2012, some of the units were going for less than RM900psf. Granted they weren’t those with PTT facing. But considering just the location and the connectivity alone, surely it’s worth more than RM900psf …. Someone in another forum described it as KLCC’s hidden gem.

    • Yep, sure is. Maybe the fact that Avenue K is downstairs is a turnoff to some. It’s not exactly a roaring success especially when given its location and its accessibility (right on top of the KLCC LRT station!). The mind boggles.

  2. Well, Avenue K is undergoing a major revamp and should reopening by Q4 2013. Hopefully they get it right this time, especially with the tenant mix.

    Speaking of which, I had lunch at Grappa last week. The sauteed wild mushroom, in the side dish section, was to die for :)

    • They should. With a location to die for, it’s a wonder how they screwed it up the first time. IMHO they should go for something niche rather than ‘masstige’ like they did. A major overhaul and rebranding is in order.

  3. How is the refurbishment of Avenue K coming along? Better concept this time round?

  4. Went to Avenue K yesterday. Very impressed with the renovations done and the tenants are starting to fill up. Spoke to the counter girl and was told that its 80 to 90% filled with balance tenants being shortlisted. H&M will be opened on Thursday and Cotton On in Nov.
    Will be interesting to see how all these work out by end Nov. If good, K residence will be set to take off after a long hibernation. Prices now hovering around 1100 psf while developments like Manhattan and Robertson in Pudu in 1700 and 1200 respectively. Location for K is much more central and just next to Twin Towers, Le Nouviel and 4 Seasons.

    Some of the comment on skyscrapercity.com was not very positive. Seems like the interior wasn’t that well done – lighting, tiles, etc.

  6. By the way, have the new RPGT rates been passed into law or are they still at the proposal stage and will be tabled for discussion in the parliament?

  8. Hmm, Star Residences might have a positive effect on Avenue K Mall. I saw somewhere there is gonna be an underground link between the two.

  10. i lived there for near two weeks ,it was amazing ! there was a underground tunnel under this tower that connected it to Suriya mall and subway station .

  12. This is a very hot demand condo right now, finally. Still i hate to go in this condo parking, flooded when raining. ==’ workmanship poor but location excellent.

    My 2 carpark lots is at Basement 3, the deepest down, so far haven got any flood problems. But I wil keep a lookout when there is a heavy downpour next time. Hmm.. as for workmanship.. so far I have yet to spot a better one for the carpark ;p.

  15. Visited Avenue K last month. The mall is certainly looking much better than before, even though traffic is still rather sparse, especially in comparison to KLCC Suria. But in the long term, I think it will be good, especially when Star Residences is launched. Avenue K will be right smack in between KLCC Suria and Star Residences.
