Located on Jalan Kia Peng, RuMa is just within walking distance to Bukit Bintang, the Pavilion Mall, KLCC Park, and Malaysia’s pride and joy – the Petronas Twin Towers. It’s near 3 Kia Peng apartments, and across the road from Quadro Residences. Developed on a freehold one acre land in the heart of KLCC, RuMa is comprised of 200 apartments and 253 hotel suites. The developer Ireka Corp has got an impressive roster of projects under its belt – most notably the I-ZEN condominiums at Mont Kiara, and also Westin Hotel on Jalan Bukit Bintang. It’s a indeed well established developer with a good track record.

If you’ve been to the area you might have remembered that the Top Hat Restaurant once stood here. Well, the site was sold to Ireka for a whopping RM87 million, or at RM2,000 per sq ft. Not too shabby…

Walkability Scores (And A Free Map!)

RuMa is located in the Kia Peng cluster inside KLCC, and as such, it enjoys superior “walkability” to nearby amenities. The apartments at RuMa come in four sizes at 915, 980, 1,356, and 1,380 square feet respectively. Penthouses are sized at 3,000 square feet. All units are furnished with a kitchenette and air conditioners. Unit price per square feet was at around RM2,000 during launch – definitely not spare change by anyone’s standards! This firmly puts RuMa in the upper tier even amongst luxurious KLCC condominiums – although it’s still lower than the record-breaking transaction at Four Seasons Place (RM37 million for a penthouse apartment which worked out to be about RM3,000 per sq ft). It also interesting to note that a Binjai unit was once sold for RM38 million – but at a lower price per sq ft of RM2,660.

  4. From the catalogue, Ruma residence still using wall mounted type split unit aircon, unlike other luxury residence in KLCC area which are installed with ducted split unit aircon. Is this true?

    The RuMa is selling RM1900psf (Service Residence), RM2800psf-RM3500psf (Hotel Suites).

    Service Residence:
    Size from 915sf 2+1 room & 1 car park (Price from RM1.7m, heard now its RM2m as cheaper units are gone)
    No GRR and only Partly furnished!
    Maintenance fee is RM0.60psf
    Although the lowest price RM1900psf might have all been taken up, but don’t worry it is not the best option in KLCC. I will share my 2 cents later, you judge yourself.

    The Hotel Suites:
    -Size from 463sf onwards (Price from RM1.3M).
    -GRR 6% for 5 years.
    -No mention of car park given (make sense not to be given as this is a hotel suite).
    -My point is that it would of my concern for not able to sell it due to no car park given and this high PSF price, how much Im gonna sell it after 5 years? Can it reach RM3,500psf to justtify this investment decision in 5 years when the current market rate is lower than its current selling price.

    Being an investor myself I have compared the properties in KLCC, to name a few The RuMa (by Ireka&Aseana), Vipod by (Monoland), Marc (by Beverly Tower Development), Quadro (by Monoland), One KL (by CMY Group), SoHo Suites (by Monoland) etc, then I got to know this offplan project call Grand-i (by i-Berhad, the developer for i-city ultrapolis), the power of networking for all the lubang and Kangtau.

    To compare Apple to Apple, I will take The RuMa SERVICE RESIDENCE for the comparison base on the location, size offered and the product type.

    Grand-i (by i-Berhad) VS The RuMa (Ireka & Aseana)
    Price: from RM1900psf VS from RM1900psf
    GRR: 5% for 5 years VS No GRR for Service Residence
    Furnishing: Fully furnished VS Semi Furnished
    Maintenance: RM0.50 vs RM0.60
    Discount: 10% VS 2%
    Green Building index: Gold vs unknown
    Size: 988sf (2 beds 2 bath 2 car park) VS 915sf (2+1 bed 2 bath 1 car park)

    By looking at the above we clearly can see which one is better for investment than the other. Car Park too is a deal breaker for me as I can foresee than having 2 bedrooms without enough car park equals to having an expensive antique but no storage place for it. Look at London and Hong Kong, the msot expensive car park is sold for RM3.5mil in August 2013 (uncovered car park and RM1mil in Hong Kong respectively. One dont need to be smart to judge the importance of having enough car park in the heart of the city. having 2 car park in 2bedrooms condo in the city centre could push the price up in the future more than those without.

    Just my 2 cents above. No doubt I have chosen Grand-i over the rest, if you require more info I wouldnt mind to share
