The Idaman Residence is a freehold development which houses some 250 apartment units, with nine units per level spread across 34 stories of pure awesomeness. One of the better looking condos in KLCC (nay the Klang Valley) with a sleek outlook and a rather ultra-modern facade, it has all the trimmings of an ultra-luxurious condominium at a rather reasonable price (especially when compared with some rather overpriced developments here in KLCC).

Idaman Residence (also known to some as Idaman Kuala Lumpur) is a freehold development by Orchard Park, a subsidiary of TA Global Berhad (check out its snazzy website here). It’s just right across Menara TA, and one side of the condo directly faces the Petronas Twin Towers. Facilities include:-

  • A massively impressive lobby with a high ceiling (needs to be seen!)
  • In-house gym
  • Swimming pool, with a dedicated children pool
  • Nicely landscaped garden with cascading water features
  • Laundry facilities

Standard stuff, but the facilities are rather well-maintained and still relatively new. The JMB seems to have done a pretty good job here indeed – the same cannot be said of many other KLCC condominiums, unfortunately.

According to the information found at another local property portal, the building is made of 90% glass, which we find to be rather laughable. 🙂

Idaman Residence Prices – Show Me The Moolah!

Launched at RM500 per sq ft in 2009, Idaman Residence condo units now regularly fetches around RM900 per sq ft (at the time of writing). Note that the other condominiums in the KLCC enclave regularly commands a price which breaks the four figure barrier (notably St Mary Residences as well as The Binjai On The Park), so this price could be viewed as fair (or even a bargain!).

The smallest unit in the development (about 870 sq ft) has an entry price of less than RM700,000 (at the time of writing), and therefore could well be the “cheapest” (I’m saying this with my tongue firmly in cheek) way to own a posh KLCC condo unit. Food for thought…

Where’s Idaman Residence?

Idaman Residence occupies one of the most strategic locations within the KLCC enclave – it’s just right off Jalan P Ramlee (specifically on Jalan Law Yew Swee). This means that this condo is near the trendy clubbing area (easily the busiest point in the KLCC area) as well as shopping malls (in the Golden Triangle) and the upmarket shopping centre in the form of the Suria KLCC (situated right beneath the iconic Petronas Twin Towers). To many prospective buyers and renters, Idaman Residence’s prime spot within the KLCC area is a major advantage.

This also means that Idaman Residence’s surrounding area is rather densely populated. If you are into wide open spaces then this condo might not be for you. And as it is located just off the clubbing hub that is Jalan P Ramlee, this could be an advantage or a disadvantage depending whether you are the clubbing kind or not.

Many KLCC condominiums boast of “superior walkability” which means that many important amenities are accessible by foot. The GoodPlace Walkability Score (GWS) is a measure of how walkable a condominium is from nearby amenities, and is on a scale from 0 (bad) to 100 (good). Yay Or Nay?

We like the wide range of choices in terms of sizes that are available – from the “bachelor pad” sizes (starting from 877 sq ft) up to three-level penthouses (up to 3,800 sq ft) – and this means that there’s something for everyone. This also means that units here are “rental market friendly” compared to the KLCC condominiums which are bigger in size (Avare, Ampersand, Pearl, etc).

Idaman remains popular with investors and buyers who are dipping their toes into the KLCC market, and indeed you’ll be hard pressed to secure a property in the enclave with less than RM1,000,000 in hand. We are bullish about KLCC’s prospects in the long run (can’t you tell already?), and Idaman remains one of the best choices (in our humble opinion, of course) to secure one’s very first unit in this area.

As you probably know by now, KLCC is home to a lot of residential properties that boast of luxury and convenience. It is one of the most sought-after addresses in Kuala Lumpur, because it is where everything happens in a city that never sleeps. It’s also home to some of the best designed apartment buildings in Malaysia – read: Troika. 🙂

Tucked in Lorong Perak is Parkview KLCC, a 41-storey freehold apartment developed by Mayland. Rich in facilities and amenities that are all packed in a convenient location, it’s no wonder how more and more people (especially the expatriate community) would love to own a unit in this serviced apartment.

Here’s some interesting trivia: Parkview was built by Mayland with collaboration with Cecil Chao, dubbed the “playboy property magnate” by Financial Daily. Cecil Chao is perhaps best known (for better or for worse!) for his HKD500,000,000 “bounty” for any man who could attract his lesbian daughter. It is also rumoured that he will be back in town to launch yet another blockbuster in the heart of KL. We’ll keep you posted when that happens. 🙂

KLCC Enclave—Everything You Need in One Place

Situated off Lorong Perak but within walking distance to happening and hip spots such as the KLCC towers, Jalan Perak,and Jalan P Ramlee, one would get the best of both worlds in terms of work and play. It is right next to Idaman Residence on Changkat Perak.

Its GoodPlace Walkability Score (which measures its distance to the nearest amenities by foot) is 93 (on a scale from 0 to 100), which puts it in the upper tier even among KLCC condominiums.

Activities and destinations are all within reach. Kuala Lumpur’s best shopping malls are all within walking distance, such as Suria KLCC, The Pavilion, Avenue K, and The Weld. Entertainment and nightlife are abundant, as KLCC is a place that is always busy and almost filled with people no matter what time and day. Hip bars and clubs are reachable by a 10 minute drive—options include Zouk, The Beach Club, Hard Rock Café, Rumms Club, and Aloha.

A refined dining experience awaits residents, as KLCC is also home to hundreds of restaurants and international food chains. Hospitals are also accessible, as Prince Court Memorial Centre, Gleneagles Intan Hospital, Ampang Puteri Specialist Centre, and the Twin Towers Medical Centre are all near the apartment.

The relaxing atmosphere of nearby KLCC Park is also a great addition to the what-to-see list whenever in the area.

Build Area and Layout

We like Park View’s location – central and yet less hectic than, say, Marc Service Residence

The Parkview KLCC is a five star serviced apartment that comprises of 322 serviced apartments and 95 luxury suites.

Its 41-storey building comprises of serviced apartments that measure from 489 square feet to 1,755 square feet.

Bigger luxury suites are sized at 1,855 square feet to 2,480 square feet. The apartment is built on almost 1.4 acres of freehold land. Its 95 luxury suites are serviced by Martego, while the remaining 322 units are managed by Mayland – the developer. Maintenance is at about 35c per square feet, although this is likely to have been revised.

Several units can enjoy a panoramic view of the Petronas Twin Towers and the KL Tower. We would expect these units to command a right premium over the “regular” units – up to about 15-20% on top of the common prices.

Serviced Apartment Convenience and Facilities

This luxury apartment, of course, comes with  five star facilities and amenities. Residents can relax and unwind in the apartment’s juice bar and lounge exclusive to unit owners and tenants.

A launderette is also available to service occupants, as well as a business centre perfect for seminars, presentations, and other events. Residents are also given a parking space on its covered parking bay—a luxury not a lot of people have in Kuala Lumpur.

Parties can be held at the apartment’s barbecue area. Health and fitness freaks can get their fix from its fully-equipped gymnasium and fitness centre. Leisure activities include a relaxing dip on its luxury pool located at the roof deck, and a sauna to sweat all that stress away. There is also a 24-hour security surveillance to keep everything in order.

Parkview Pricing Trends and Analysis

Since opening its doors to residents in 2004, Park View’s sales and residents just kept on growing and growing in number with each passing year. Its launch price was at RM680 per square feet back in 2004, and has risen to RM800 to RM900 per square feet during the late 2000s.

A large number of its occupants are expatriates, mostly on a short-term business stay in Malaysia. Its location is also convenient for expatriates because the Embassy Row (Jalan Ampang, or specifically, Ampang Hilir) is located just minutes away down the road from the apartment.

Park View on a sunny dayWe’ve done a thorough scan of the available listings on local property sites for Park View, and the asking price for fully furnished apartments at 600+ sq ft is at around RM600,000, reflecting the RM1,000 PSF price point.

Larger units (1,000 sq ft) are at RM1.25 million, which is even at a higher price point – PSF-wise. To evaluate the prices against the “fair market value”, use this easy evaluation guide (free download).

Given the fact that its price is relatively lower as compared to neighbouring condominiums and serviced apartments in the KLCC enclave like The Troika and The Pearl, it’s not surprising how the apartment has received some good reviews and a stable ratio of residents and occupants. Parkview KLCC is perfect for modern and young singles who wouldn’t mind the noise coming from the busy Jalan P Ramlee, as well as expatriates who are looking to stay in Kuala Lumpur for a short time.

The location is perfect for city-dwellers, and for those who enjoy a great mix between business and pleasure. All in all, it’s a perfect choice for anyone who loves the good life. Interestingly, Parkview units have appeared as short-lets at AirBNB.com site – check this out.

What We Think

Park View seems to be geared towards the bachelor with a majority of its serviced apartments with smaller sizes compared to other KLCC condominiums although there are a number of bigger penthouses as well. Among serviced residences, Park View does seem to be priced rather competitively although the asking prices are already exceeding RM1,000 PSF level at the time of the publication of this review.
