Platinum Park KLCC is the second largest integrated mixed development site inside the Kuala Lumpur City Centre (KLCC) enclave. It is a freehold property that sits on a 9.1-acre land on Jalan Binjai, adjacent to the world-famous Petronas Twin Towers. It is walking distance from the posh Suria KLCC and is a neighbor to other luxurious residential developments such as The Binjai, Stonor Park, The Avare and Park Seven. Very prime location!

Access to the site is definitely not a concern since there are six (6) roads that lead to the entrance. Platinum Park is well-linked to major thoroughfares such as Smart and Federal highways, NPE, AKLEH, NKVE and the Duke Highway. The nearest LRT station is barely five minutes away. However, it must be noted that since this is located in the city centre, traffic congestion is to be expected especially during rush hours. But if you’ve decided to live in the KLCC enclave then you’ll know that traffic jam is a given :)

The entire development, made up of seven blocks integrated by a 1.5-acre private park, is set for completion in 2018. It consists of two luxurious residential towers (touted as the Platinum Residences), three Grade-A office towers, a six-star hotel, and a serviced residences block and will house 150,000 square feet of upscale retail area. It is expected to redefine Kuala Lumpur as a luxury haven in Southeast Asia. According to Datuk Johan Ariffin, Platinum Park is modeled after Hyde Park, London and Central Park, New York.

This integrated development made major headlines back in 2010 with the sale of one of its towers to Felda (the Federal Land Development Authority of Malaysia) for more than RM640 million.

Platinum Park Living

Platinum Park KLCC is being developed by one of Malaysia’s top-caliber developers, Naza TTDI. Interestingly, Naza TTDI recently won six awards at the Asia-Pacific Property Awards 2013, which further gave them leverage. This development is the flagship of Naza TTDI, and is said to be the project which “catapults the company into the big leagues of property development“. In December 2010, IJM announced that it had been awarded the contract to complete the Third Phase of the development for more than RM460 million (ECM Libra research paper here – PDF download).

Platinum Residences I and II consists the residential block of the Platinum Park KLCC. Platinum Residences I is a 30-storey tower which has a total of 123 units while Platinum Residences II is a 42-storey tower which houses 164 units. Platinum Park Asking Prices

The launch price of Platinum Residences is said to be at a whopping RM2,000 per square feet – note that the median price for a KLCC condominium unit is around RM1,000 per square feet. If there is truth to this, then a standard 550 sqf would require you to shell out RM1.1 million while a 3,000 sqf unit would cost a hefty RM6 million.

While this may sound expensive even by KLCC standards, remember that the recent spate of new launches of branded residences have been priced at this level (RM2,000 psf) – a “trend” possibly kicked off by the Banyan Tree launch (reviewed here). The jury is still out there when it comes to subsale value protection, but it’s useful to look at the transactional data which will give some directional insights on whether this price level is sustainable in the long run.
